In real property law, the term 'covenants' is used for conditions tied to the use of land. A "covenant running with the land" imposes duties or restrictions upon the use of that land regardless of the owner of the property.
- The original covenants of Swan Lake were written by the developer, Mississippi Capitol Corporation (Robert Field), in the 1960s.
- The current covenants of SLHO are a restatement of Declaration of Covenants, Conditions, and Restrictions for Swan Lake Part I, Part II, Part III, Part Four, Lots 15 & 16 of Part 5-B, and Part 6 that were adopted by a majority (~62%) of the membership on August 29th, 2010, and filed with the Hinds County Chancery Clerk in Book 7107, Page 7621, on the 8th of Septermber, 2010.
